Information for Sellers

There is more to selling your home than posting it to MLS.  Evaluating the property's condition, potential buyer's insurance needs, market conditions, all need to be considered before comparable properties maybe looked at.  Once a pre-inspection of the property is conducted then it is time to prepare the market analysis of your home's value.  This is just the start; we then tailor a marketing strategy to optimize exposure of your property to suitable buyers.

listing process

First

We will view your property to get a sense of its condition and identify any potential issues and special features that makes your home unique and better than the competition.


Second

If warranted a pre-MLS inspection will be conducted to address any repairs your property may need that a potential buyer will find when they conduct their inspection. We do not want to renegotiate a major price adjustment when a buyer inspects. We can repair the property before listing, make price adjustments according to the condition of the property when listing, or work with a licensed contractor to make the repairs when the property goes under contract and market towards that possibility.


Third

Then a tailor-made marketing plan is set into action to reach as many qualified buyers as possible. Professional photos and drone photos/video when appropriate are key in making your listing grab buyers attention. Most buyers look at only the first few photos of a listing we must attract them within seconds to your property. We will also employ additional marketing techniques to get it sold.


Fourth

Going under contract, is great; closing is better. We will guide you through the entire process of going under contract, dealing with the title company, lender if there is one, inspections, repairs if necessary and everything else it takes to get to the closing table.

Most of my sellers are referrals from prior sellers and even current sellers in the same neighborhoods.
